Exterior soot cleaning in Charlotte removes the smoke residue a fire leaves on siding, brick, stone, soffits, gutters and windows. It uses low-pressure soft washing with soot-specific cleaners rather than high-pressure blasting, which can force water behind siding or etch brick, and it is done before exterior paint or repairs so the residue does not bleed through.
What smoke does to the outside of a house
Smoke leaves a burning house through broken windows, vents and the roof, and it rolls up the siding above every opening, leaving dark streaks and a greasy film. A large fire nearby does the same to the houses around it. Left alone, soot on vinyl and painted trim can stain permanently in sunlight, and on brick and stone it settles into the pores.
Exterior cleaning matters for more than looks: residue left under new exterior paint bleeds through, and soot on windows and screens keeps the smell coming inside.

What moves the cost
Exterior cleaning is priced by the area of siding and masonry, the height and the access. Published cost guides do not list it separately, so here is what drives the number.
- Area and height. Two stories and steep lots need ladders or lifts.
- Surface. Brick and stone take longer than vinyl.
- Residue. Heavy greasy streaks need more passes than light ash.
- Replacement. Warped siding and damaged trim add material.
Soft washing or pressure washing?
| Factor | Soft washing | High-pressure washing |
|---|---|---|
| Pressure | Low, close to a garden hose | High enough to strip paint |
| Vinyl and fiber cement | Cleans without forcing water behind laps | Drives water into the sheathing |
| Brick and mortar | Lifts soot without etching | Can etch brick and wash out joints |
| Greasy soot | Removed with the right cleaner | Often smeared around rather than lifted |
Vinyl and Fiber Cement Siding
Vinyl siding cleans well with low pressure and the right detergent, applied from the bottom up and rinsed from the top down so streaks do not form. High-pressure washing is the mistake: it drives water behind the laps into the sheathing, and heat-warped panels near the fire may crack. Fiber cement is cleaned the same gentle way, then checked for paint damage. Panels that warped or melted near the fire are replaced rather than cleaned, matched as closely as the product line allows.
Brick and Stone
Brick, stone and mortar are porous, so soot works into them rather than sitting on top. They are pre-wet so the cleaner stays on the surface, cleaned with a masonry-safe soot cleaner and a soft brush, then rinsed at low pressure. Acid cleaners and high pressure can etch the brick face or wash out mortar joints. Very old brick is tested in a small area first. Heavy staining above windows and doors may need a second pass, and some shadowing can remain on light-colored stone.
Soffits, Gutters and Windows
Smoke collects under the eaves, so soffits and fascia usually hold the heaviest residue, and vented soffits can pull smoke into the attic. We clean soffits and fascia by hand or with a low-pressure wash, flush gutters of ash and debris, and clean window glass, frames and screens inside and out, since sooty screens keep feeding odor into the house. Exterior light fixtures, house numbers and door hardware are cleaned before the soot pits them, and vented soffits are checked from the attic side.
When a big fire nearby leaves soot on your house
Exterior soot is not only a problem for the house that burned. In May 2023 a five-story apartment building under construction in SouthPark burned for nearly six hours, probably the largest fire in the Charlotte Fire Department's history, and a fire of that size sends smoke and ash across the surrounding blocks. Homes downwind of a large fire can end up with streaked siding, ash in the gutters and soot on screens without any fire of their own.

Questions about exterior soot & siding cleaning
Not at high pressure. It drives water behind vinyl and fiber cement and can etch brick. Low pressure with a soot cleaner works better.
Usually from vinyl, fiber cement and painted trim if cleaned early. Porous brick and light stone may keep some shadowing.
Yes. Soot left under exterior paint bleeds through, and the new coat fails early.
It can be. Soot on siding, ash in gutters and smoke in vented soffits are common next to a large fire. Have it checked and photographed for a claim.
Yes: glass, frames and screens inside and out, since sooty screens keep feeding odor into the house.
Usually a day or two for a typical house, longer with heavy staining, tall walls or siding replacement.
